ADDvantagePlus Flat Fee MLS Gets 5 Homes Sold in 3 Days in Orlando, Tampa and Miami

The Florida market is alive again with Realtors and buyers. October was the perfect storm of credit crunch, elections and general uncertainty. Now, the weather is clear and buyers are taking advantage of excellent pricing, low interest rates and short sales are old news.

ADDvantage is a Florida flat fee MLS and full-service real estate company. We have a good pulse on the Florida market. The phone is once again very active with Realtors setting appointments for buyers in Orlando, Tampa, Miami and other Florida cities are busy as well.
There has been a flurry of deals that got done this past week. 5 for ADDvantage Plus, our contract-to-close flat fee MLS plan, and 3 from our basic flat fee MLS plan, MLS ADDvantage.

There are 5 reasons to list your Florida property using our ADDvantage Plus program.

First, this flat fee MLS listing looks and acts just like a full-service listing but the cost is $799 upfront and $500 at close. It saves sellers about 50% off a traditional listing. We take all calls, schedule all showings and negotiate all offers with you. More deals get done because when I negotiate with ‘fellow’ Realtors, the emotions stay on the sidelines and I go right after what my seller client wants. I use my 25 years of experience as a Florida real estate broker to get the most out of every offer.

Second, I believe with our 8:00am-8:00pm 7 day a week live phone support, we do a better job of answering the phone and scheduling appointments. This adds a professional touch and Realtors prefer working through another broker rather than dealing directly with a seller.

Third, our Street Smart ADDvantage Realtor eblasting program is included in the ADDvantage Plus plan. The seller must offer at least a 4% buyer’s agent commission to opt into Street Smart ADDvantage eblast. The eblast is sent to every Realtor within 35 miles of a Street Smart listing in Miami, Tampa, and Orlando or wherever you list your property. It is sent twice a month and is recognized as Florida’s most well-read Realtor-to-Realtor email.

Forth, I believe sellers benefit greatly when I do the negotiations. Not only should I get you a higher price for your home but better terms, as well. Contracts can be tricky and Realtors can be aggressive with self-represented sellers.

Fifth, all buyer leads from Realtor.com, Homes.com and other FSBO websites remain the sellers. Even though I handle all offers, sellers retain the right to sell themselves ‘by-owner’ and pay no commission.

As a note about physically being in Tampa Bay. All offers are handled by fax or email. My physical location does not interfere with the representation process. Even if there are ‘inspection related’ issues, one of my strengths happens to be my knowledge of construction and the ‘trades.’

Don’t Lose Buyer Leads…List your Flat Fee MLS Tampa property through GTAR

There are 2 MLS board choices when listing flat fee MLS in Hillsborough County. A seller can list through the Greater Tampa Association of Realtors (GTAR) or Mid-Florida Regional MLS (MFRMLS). If your listing broker is a member of both,  inform the listing broker to use GTAR because your MLS listing will start off with a “T” and not a confusing “O” like “oscar” that can easily be confused with a “0” zero.

This confusion can decrease the number of buyer leads and slow down your sale. The problem arises when buyers view results from Internet searches such as Realtor.com or see your yard sign with the MLS number written on it. If they write a zero instead of an “O” like “oscar”, the buyer will not find your flat fee MLS listing.

Most flat fee MLS brokers in Florida do not belong to GTAR, instead they belong to Mid-Florida Regional MLS. Either MLS boards would be effective from the geographic search point of view but Tampa sellers would get a better MLS number if they list with a flat fee MLS broker that belongs to GTAR.

Tampa flat fee MLS listings that are imputed through MFRMLS will look like this O776326. GTAR listings look like this T663636.

The solution is to list flat fee MLS in Tampa using a broker that is a “direct” member of GTAR.

Details are important and getting your Tampa flat fee MLS listing looking perfect is our buisness….getmoreoffers.com.
